Central Texas Investment & Income Property

Why purchase income property?          Beginning Investors          Experienced Investors

Why purchase income properties?

Central Texas also has a great market for income properties, whether they be multifamily residential-based properties or commercial real estate.  What sets income property apart from all of the other real estate classes as a prime choice for investors?  Simply the fact that income producing properties do exactly that - produce/generate income.  Some investors prefer cash flow, while others prefer appreciation.  No matter which you prefer, income properties in the Austin-San Antonio corridor are certainly worth investigating.

Beginning Investors

So you'd like to be a professional real estate investor?  Income producing properties are normally where most beginning investors enter the market.  Investors are often attracted to the passive income that income properties generate and, of course, they also desire the appreciation and financial return when the property is eventually transferred or sold.  In addition to those attractive qualities, income properties (and other real estate investments) generally reduce your taxable income if leveraged or financed properly during your ownership tenure.

Those are the Big 3 of income property ownership:  cash flow, appreciation, and the ability to potentially shelter income.

Income properties in our area generally consist of:

  • Apartments (5+ unit residential properties)

  • Fourplexes (4 unit residential properties)

  • Duplexes (2 unit residential properties)

  • Any other property type, or variation thereof, that produces passive income

When the average person says "income property," they're generally referring to multifamily properties that are used primarily for residential purposes.  Beginning investors are typically looking for properties that are relatively new (less maintenance), with prime locations and under market rents.  That way, they can buy low, improve the return on investment,  and maximize the eventual selling price (appreciation) while absorbing as few repairs and maintenance-related issues as possible.

Each property is unique, so the amount (if any) of all three categories is reviewed on a case-by-case basis to determine suitability for each investor.  We offer a full range of services designed to assist you in beginning your real estate investment career.  We'll take you from the first step to the last step, explaining each stage of the process along the way.  If you're not yet a pro, contact one of our income property specialists to arrange your confidential interview at your convenience.

I'm already an experienced investor, let's move on.

Experienced investors are well aware of the benefits of income property.  They should also be aware of the risks.  Forecasts, appreciation, and asset operations all contain risk.  No one has the proverbial "crystal ball" to know exactly what will happen with each asset over time.  Experienced investors possess one quality that will help along the way - experience.  If you're an experienced investor, you'll know the right deal when you see it.  We provide a full range of fee-based services to assist you in acquisitions, administration, and sales.  We enjoy working with experienced investors and we're happy to consult with you on an as-needed basis to accomplish your investment objectives.
